Thinking of buying a new home in a rural area? Don’t forget about the septic system! If you’ve never had one before, it’s easy to overlook. Here are some important things to check:

1. What type of septic system is on my property?

There are different types of septic systems. Ask what type the home has. Most systems have a septic tank, a drain or leach field, and pipes.

2. Where is the septic system located? 

Find out where the septic system is on the property. This helps with maintenance and ensures you don’t damage it with heavy equipment or construction.

3. When was the last time my septic system was maintained? 

Ask when the septic system was last pumped. Regular pumping keeps the system healthy.

4. What condition is the septic tank in?

Check the condition of the septic tank and leach field. An inspection will look at the size and location of the septic tank and the condition of both the tank and leach field.

5. What are the signs of problems with my septic tank? 

Watch for signs of septic system issues. These can include:

  • Wastewater backing up into drains
  • Bright green, spongy grass over the leach field
  • Pooling water or muddy soil around the system
  • A strong odor near the septic tank and leach field

6. When was the last time the septic system was inspected? 

Many sellers provide a septic system inspection, but if not, you’ll need to get one. Always check the maintenance records. If the system hasn’t been maintained recently, ask for it in the Agreement of Purchase and Sale (APS) before closing.
